According to the Northern Nevada MLS there are 151 single family homes for sale throughout the Lake Tahoe?s Nevada East Shore neighborhoods (as of September 25th, 2012). Among this group of Nevada homes for sale, there are 22 homes currently in escrow. Among these 22 escrows, 7 of them are still pending bank approval for a short sale. Throughout these 151 active listings, the median list price is $2,699,483 while the average list price is at $1,195,000. Among the 22 Nevada homes that are in escrow, the median listing price is $422,450 and the average listing price is $676,200.

There were 3 new listings this past week for NV single family homes, the same as the previous week. The lowest priced new listing is $299,000 for 115 Drew Ct. This home has 2 bedrooms, 2 baths and 1150 square feet of living space. The highest priced new listing was $649,000 for 234 Highland in the middle Kingsbury area. This home has 3 bedrooms, 2 baths and 1510 square feet. There were no homes that went into escrow last week, down 1 from the week before.? There was 1 recorded sale over the past week, down 6 from the week before. The home that sold is located at 639 Freel Peak in Zephyr Cove. This home sold for $447,500 and it features 3 bedrooms, 2 baths and1429 square feet.

As of September 25th, 2012 there are currently 84 condominiums listed for sale on the Nevada side of South Lake Tahoe. The median listing price for these condos is $375,000 and the average listing price is $568,788. Out of these 84 condos on the market, there are 16 that are currently in escrow. Among the 16 pending sales, 9 of them are still subject to bank approval for a short sale. The median price for Nevada condos in escrow is $193,500 and the average is $302,950. There were 2 new listings put on the market, up 2 from the previous week. The lowest priced new listing is $119,000 for 725 Gary Lane, a 2 bedroom, 1 bath with 1024 square feet. This condo will need short sale approval. The highest priced new listing is asking $499,000 for 338 Milky Way Ct., a 4 bedroom, 2 bath with 1944 square feet of living space. This condo is located at the top of Kingsbury Grade. There were no condos put into escrow, the same as the week prior. There was 1 recorded condo sale, the same as the previous week. This condo sold for $185,000 and it is located at 313 Tramway #29, a 2 bedroom, 2 bath with 880 square feet.
